The Planning Act (Northern Ireland) 2011 came into operation on 1st April 2015. For applications decided on/after that date most appeals must be submitted within FOUR months of the date of receipt of the Planning Authority decision. The presumption is that the applicant received the decision on the next working day after posting unless they can show to the contrary. The Commission has no power to extend the four month period.
